Patagonia Real Estate: I Picked 5 Houses Under $500K

This article is the permanent web version of the August 2026 edition of my Southern Cone Real Estate Newsletter. Every month, I put together a focused look at real estate across the region. This edition covers Patagonia, specifically current listings in Bariloche and Villa La Angostura.

Bariloche is Argentina’s premier Patagonia destination: a mountain city with some of the best scenery in the country and a major jumping-off point for hiking, fishing, rafting, skiing, and just about everything outdoors. Villa La Angostura is the smaller, quieter town about 83 kilometers away by road. Bariloche gives you more day-to-day infrastructure; Villa La Angostura gives you a smaller-town setting without being cut off from the rest of the region.

I focused on properties in or near established population centers, where the market is better understood and the homes are easier to visit in person. The buying process itself is more approachable than most people expect, and I broke that down in is buying property in South America easy.

Four are under $400,000. The fifth is a furnished lake-view home at $480,000.

The house is sold furnished and equipped, including a 13 KVA automatic-start generator. For a buyer coming from abroad, that removes a lot of setup: the furniture, household basics, and backup power are already part of the package.

I like this one as an easy part-time Patagonia base. You can arrive, unpack, and enjoy the place without trying to furnish and outfit a house from another country.

2) Los Quetros: Two Houses on One Property

The standout feature here is simple: you get two houses on one property.

The main home has two bedrooms upstairs, and the primary bedroom has its own bathroom. The guest house adds another bedroom and bathroom, plus its own kitchen, living area, dining area, and laundry. It could work well for visiting family, longer-stay guests, or as a separate rental.

The property also has a garden, a view toward Cerro Otto, covered parking for two cars, natural gas, and immediate deed availability according to the listing.

The main house dates to 1990, so the style is more traditional than the newer properties here. The value is in the setup: a comfortable main house plus a fully independent second home.

The appeal here is a home base in Bariloche, with the airport, restaurants, shopping, and services nearby, while the second house gives you options over time.

3) El Once: The Full-Time Family Option

It is near the Convention Center, three blocks from Avenida Arrayanes, and one block from schools. You get a real garden, one bedroom downstairs, two upstairs, two bathrooms, a stone fireplace, radiant floor heat, and direct views toward the Bayo, Inacayal, and Belvedere hills.

There is also a 78 m² / 840 sq. ft. covered barbecue and garage area, giving you useful space for entertaining, storage, and outdoor gear.

What sells me on this one is mountain-town life without turning errands and school runs into an expedition. You have the garden and mountain views at home, while schools, shops, and the center are still close by. 4) Haiku: The Central, Low-Maintenance Option

Haiku is a modern central project with elevator access, parking, and storage for outdoor equipment.

Haiku is the one under-construction property on this list. It is an apartment development in the center of Villa La Angostura, and the listing images are architectural renderings.

This specific unit is on the second floor, with two bedrooms, one bathroom, and about 915 square feet. It faces the creek and mountains and includes elevator access, parking, storage for skis, bikes, and other outdoor gear, double-pane windows, and radiant floor heat.

For an expat who wants a part-time base, the location and format are the appeal. You are in town, you do not have a large house or lot to manage, and the building includes practical storage for the equipment people actually use in Patagonia.

I like this one because it offers a very different way to own here: a central apartment you can lock up and leave, rather than a standalone mountain house.

5) Las Balsas: The Best Overall House Here

Las Balsas is a wooded residential area of Villa La Angostura, and this is the kind of house I can picture an expat family actually settling into.

At $350,000, you get four bedrooms, three bathrooms, about 2,422 square feet, and just over half an acre of land. The center of the house is a bright, double-height living room with large windows, wood detailing, and a wood-burning stove. There is also a separate playroom.

The house was built in 2016 and already has radiator heat, natural gas, and the main utilities connected. That combination matters in Patagonia: it has the mountain-house character people come for, but it is set up for normal, year-round life.

This is the one that gets you the full mountain-town experience without sacrificing everyday comfort: plenty of room, a large wooded lot, and the services you want, all within Villa La Angostura.
